	New Home Builder’s Warranty Inspection - 11th month/1 year New home inspection scheduled approximately 11 months after closing, but before your new home one year builder's warranty expires. Covers all the same components as our general inspection.  This inspection is very good peace of mind for the new home owner and can save you thousands in repair costs. Hours of Operation - We are available 7 days a week, dawn till dusk. If there's sufficient daylight for us to complete the exterior inspection, we will try our best to fit you into our schedule. We do, however, only schedule a couple of inspections a day so that we may spend enough time at each property to take excellent care of each client, so please book as far in advance as possible. We want to compete for your business!

On Time - We will always strive to arrive at your prospective home at least 1/2 hour early. We will endeavor to complete your exterior inspection and be waiting for you when you arrive. We can then walk through the entire property.

Home Consultation – Depending on your schedule you may walk through your prospective home with us. We are there to help in your discovery process and are available to help you learn as much as possible about the condition of the property.  After the Home Inspection we can sit down and go over the report in detail.  This is a great time for you to get answers to any questions that you may have concerning the house. Once we finalize the Home Inspection, you will have a complete and thorough understanding of the property that you have chosen. 

High Tech Tools – We do not guess on any of our reports! We utilize advanced high tech tools such as a natural gas and carbon monoxide leak detector, temperature sensors, several gauges and meters including a digital moisture meter, laser thermometer, and a digital microwave tester. We use these tools to help confirm our findings throughout your prospective home, and to give you one of the most advanced and accurate reports available from anyone in Houston.  We also carry a laptop computer and digital camera on site!

Same Day Report - You will receive a highly detailed comprehensive inspection report immediately following your home inspection in most cases. Our reports are highly detailed, very easy to read and categorized for easy understanding.  We also include a repair summary page at the end of your report for quick reference.  We will also burn a CD for you on site of any digital photos that were taken.

Maintenance Recommendations - During your inspection, we will include some energy saving and maintenance recommendations that will help keep your home in great shape and your mechanical systems running smoothly.

We can coordinate Wood Destroying Insect (WDI/Termite) Inspections.  They are performed by a licensed pest control company and can be scheduled to coincide with our inspection if requested. Charges vary and must be paid directly to the pest control company as per State of Texas regulations. Ion Home Inspections is not licensed to perform WDI inspections and does not receive any compensation for courtesy scheduling this service.
